Find out who your landlord (freeholder) is

As a leaseholder, you have the legal right to know your landlord’s name and address. Find out where this information is usually recorded and use our template letters to get formal confirmation of who your landlord is.

Where to find this information

Landlord details can usually be found on any written demand for rent, services charges or administration charges. It should also be on your lease. However, this information can sometimes be missing, incorrect or out of date.

Reliability of public records

Land Registry

If your landlord is not the property's legal owner their details will not be on the registry. Even if they are the legal owner, not all properties are listed, and some records can be out of date or inaccurate. Searching the Land Registry for a copy of the property’s title register costs £7.

Companies House

If your landlord is a company, director and official secretary details can be found on the Companies House directory for free. But some records can be inaccurate or out of date.

Get formal confirmation

To get your landlord's details formally confirmed, use our template letter and send it to any of the following:

  • the landlord’s agent
  • the person who collects the ground rent
  • the person who last received the ground rent or service charge

Under the Landlord and Tenant Act 1985 they must send you the information in writing within 21 days of receiving your request.

You cannot be charged a fee.

If your landlord is confirmed as a company

To get the company directors and secretary's details formally confirmed, use our template letter and send it to any of the following;

  • the landlord
  • the landlord’s agent
  • the person or company that demands the ground rent

Under the Landlord and Tenant Act 1985 they must send you this information in writing within 21 days of receiving your request.

You cannot be charged a fee.

If you do not receive formal confirmation

Landlords (unless they are a local authority) can be fined up to £2,500 if they fail to give you the relevant name and addresses without a reasonable excuse. You can report them to your local housing authority if this happens.
