If you own a leasehold property, it’s yours for the length of the lease. Once your lease ends the property goes back to the freeholder. You can extend your lease at any time, but the cost increases as the lease gets shorter – particularly if it drops below 80 years. A short lease will affect the value of your property and make it difficult to sell.

  • check the length of a lease on a leasehold flat or house in England or Wales
  • get advice about when you should extend your lease
  • get advice about what the government’s planned leasehold reform changes could mean for you
  • get an estimate of the cost to extend your lease (for flats only)

You'll need to provide:

  • your email address
  • the address of the property
  • an estimate of the value of the property after a lease extension (you can estimate this by checking what similar properties in your area have been sold for recently, or get a valuation from an estate agent)
  • the annual ground rent, if you know it
