A basic guide to leaseholder rights and responsibilities
Introduction
Owning a leasehold flat or house comes with 3 key things:
- rights to protect you
- responsibilities for both you and your landlord
- rules in your lease that you must follow (sometimes known as "restrictions" or "covenants")
Understanding these 3 things will help ensure you:
- know what you can and cannot do with your home
- challenge unfair charges, fees and poor management
- ensure your landlord (freeholder) or managing agent meets their responsibilities
- do not break the rules in your lease, for example on subletting or alterations
- protect the long-term value and saleability of your home
