Dispensation from requirement to consult service charge payers
(Section 20ZA, Landlord and Tenant Act 1985)
A landlord must consult all service charge payers in writing before carrying our works costing more than £250 for any individual tenant, or before entering into a long-term contract (one for more than 12 months) where the cost to any contributing tenant is more than £100 in any of the accounting periods concerned. Where the landlord has good reason, they can apply to the Leasehold Valuation Tribunal for permission to dispense with the consultation requirements.
