Special situations

In some cases, valuation becomes more complex, such as where:

  • the landlord is missing and the court grants a vesting order (the tribunal will set the price)
  • the flat is jointly owned
  • the flat comes with a share of the freehold
  • there is a shared ownership lease
  • the building is being redeveloped
  • there are intermediate landlords with different interests
