This guide is for general information only and does not constitute legal advice. It gives an overview of fire safety responsibilities and covers fire safety measures that may be used in buildings containing leasehold flats.

Subject to the terms of their individual lease, generally, leaseholders are usually responsible for fire safety within their own flats.

Fire safety for the structure and common parts of the building is usually the responsibility of the building owner (freeholder), landlord or management company – known in fire safety legislation as the “Responsible Person”.
