Your landlord must provide you with a landlord’s certificate if you ask for one, or if they want to pass on costs of fixing historical safety defects in your building through the service charge.
The landlord’s certificate shows:
- if they were responsible on 14 February 2022 for a relevant defect, or associated with someone responsible for it, such as the developer
- their net worth on the 14 February 2022, including the landlord’s business partners or companies within the landlord group
- if you, as a leaseholder, have provided a leaseholder deed of certificate confirming your qualifying status for leaseholder protections
